Title Property Manager

Job Summary
This individual is responsible for leading the management, development, performance and continuous improvement of all Property related activities including Property Management, Property Development, and Asset Strategy and Review. He/ She will also be required to manage current and future real estate developments, conceptualize and initiate real estate projects and manage the team to ensure effective marketing and management of all existing properties.

Key Responsibilities and Accountabilities 

Strategic

  • Leading the feasibility studies and budgeting for any potential investment sites.
  • Initiating, structuring and closing of key transactions for the Property Fund
  • Setting up Real Estate Investment Trusts (REITs).
  • Preparing concept plans and financial analysis on potential redevelopment of existing and new properties
  • Prepare and execute on the annual strategic business plan for each property including preparation of acquisition / disposition opportunity, objectives, sales and leasing objectives, operating budgets and capital renovation projects
  • Liaise with company’s investment committee as and when necessary on potential asset purchases.
  • Structuring the financing of various real estate projects and making recommendation to the board.

Project Management

  • Responsible for property development from initial planning to completion of projects
  • Monitor progress against the Development plan and ensure the Project Team implements actions in line with project timelines.
  • In liaison with the board, appointment of consultants and contractors and manage expenses in accordance with budget.
  • Reporting on costs, milestones and delivery to Project Steering Group, Executive Management Team and internal Committees

Operations and Administration

  • Liaising Local Authority and other statutory bodies in ensuring all projects are approved as per statutes.
  • Complete annual valuations and quarterly reports for the properties
  • Ensure Health & Safety regulations are adhered to and that General and Fire risk assessment recommendations are implemented
  • Establishment of Property Management Plan, Preventative Maintenance Policies and Procedures and Property Operations Manual

Key competencies and Experience:

  • Strong undergraduate degree in a numerate discipline e.g. Engineering, Business Administration or Real Estate from a recognized university.
  • Postgraduate qualification would be an added advantage.
  • Over twelve ten (12)10) years’ working experience in property development, preferably within a property development company in senior management capacity.
  • Proven experience of initiating, structuring and executing property projects in key sectors of the real estate market.
  • Computer literacy.
